Property Overview

This property is the perfect weekend getaway featuring a quality built ~10’x20′ shed (no permits filed) with deck out front and it has great access located only 500 ft west of Elkhorn Rd/County Rd 15 (main north/south road in the area). This means it is also only 500 ft from power lines that run along Elkhorn, making it much easier and cheaper to run power!

There is also a bunch of wood on the property to help finish building the fence as well as some firewood for camping. A driveway permit has already been obtained so that piece is all set! The shed and all other items on the property are included in the cash purchase price and being sold “as is”. The property gently slopes to the north/northeast with plenty of area that would be flat enough for a cabin as well. With the existing shed, firewood, picnic table, and great access, your weekend getaway is ready to be enjoyed!

Area Highlights

Park county is considered “the heart of Colorado” as the geographical center of the state lies within the 900 square mile South Park region. With over 300 days of sunshine each year, low humidity, and less than 20,000 residents spread out across nearly 2,200 square miles (over HALF of which is PUBLIC LAND!), you will have plenty of room to escape and take in the great outdoors!

This area is a fishing paradise (trout, pike, salmon…) with four reservoirs fairly close by (Eleven Mile, Spinney, Antero, & Tarryall) as well as the rivers and streams that connect them, including gold medal trout fishing waters!

If hunting is more your style, this area is still hard to beat. With hundreds of thousands of acres of hunting land available between Pike and San Isabel National Forests and numerous state wildlife areas nearby, you’ll have an opportunity to hunt elk, deer, pronghorn, waterfowl, various small game and even potentially black bear. Colorado Parks and Wildlife (CPW) does a great job of providing information on all of these areas, including detailed online hunting maps.

There are hundreds of trails in the area to take in all of the beautiful scenery. Whether by foot, by bike, or by horse, you’re sure to find plenty of amazing sights. Would you rather have an engine do the work for you? Try the Wheeler Lake trail if you’re up for a challenge (7 miles long) or if you want something a little bit easier, try the Breakneck Pass trail (10 miles long). Not afraid of extreme adventure and getting a little wet? Then head over to the white water capital of Colorado at Buena Vista. If it’s winter, you can’t beat the skiing available nearby in Breckenridge to the north (Breck Ski Resort) or at Monarch Mountain to the west.

Take a trip out and see all this beautiful area has to offer!
