Life happens. We get it. If you use seller financing to purchase a property and you are unable or no longer wish to continue making payments, just let us know and nothing else will be owed in the future.  There will be no debt collection, no reporting to the credit bureaus, NO WORRIES!

Frequently Asked Questions

Can I visit the property before I decide to purchase it?
Absolutely!  Pictures are great but if you have the opportunity to see it in person that’s even better! Please use the maps and GPS coordinates in the property listing page to locate the property.  The Google Maps link in the property listing is going to give you the most accurate directions to the property itself, and then you can use the GPS coordinates in the listing to help locate the approximate corners of the lot. You may also want to download or print the directions to the property before going just in case you hit spotty cell service somewhere along the way. You can input the GPS coordinates in the Google Maps app on your phone to help locate the approximate property corners or can use other map apps as well, but I have found Google Maps to be one of the easiest for entering the coordinates and seeing your current location (indicated by the blue dot) and the corner coordinates you entered (indicated by the red teardrop/dot).  Please feel free to contact us if you have any questions about using the maps or coordinates before visiting!

Do you offer financing?
Yes, we absolutely do! Flexible financing terms are available on almost all of the properties we have available.  The top of the property listing shows a couple of financing options for each property, but if you want to make a higher down payment or monthly payment to reduce the total price, please contact us and let us know what amounts you have in mind and we will give you a quote with the reduced total price and term length!

For the financing option, will you run my credit report?
NO. One of the benefits of using financing with us is that we won’t run your credit! As long as you can make the down payment and are ready to make a commitment to making your monthly payments, then we’re willing to work with you to help you own your own piece of land. EVERYONE qualifies!

Can I still use the land if I am using financing to purchase it?
Yes! You won’t be able to pull building permits or live on the property until the note is paid off, but you can certainly use it for short term camping and recreation (following county regulations) during the financing period.  We also include a 15% prepayment discount should you get to a point where you want to pay off early and save some money to start building sooner!

What can be built on the property?
Please contact the county Planning and Zoning Department for any questions on what is or isn’t allowed to be built so you can ensure you’re getting all questions answered directly from the source!  You can find this contact information at the bottom of the property listing page for the property you are interested in.  As noted in the prior FAQ question, if financing, the note would need to be paid off before the county will issue building permits, which applies to septic and well permits as well.

Can I pay with a credit card?  Is it secure?
Yes, and Yes! We accept all of the major credit card companies so you can secure your land investment today! We have a Secure SSL Certificate on our website to protect your confidential data, and all payments are processed by professional third party processor Authorize.net.

What happens after I make the down payment?
Within 24 hours (often within 1-2 hours) after receiving your payment, we will prepare and send you the closing documents for you to review and sign electronically.  Once these are signed, you can begin enjoying your new land immediately!

Are you a real estate agent?
No. Our company, 2C Land, LLC, owns all of the properties outright.  We are focused on buying recreational land at a discounted price and turning around and passing those savings on to you!  We’re very focused on keeping our expenses low and you have a lot of flexibility in how you buy the property with the opportunity to purchase with financing or at a discounted cash price.

How do I know this isn’t some kind of scam?
We are well aware that unfortunately there are a lot of scams out there today, especially on various online sites.  We are committed to doing whatever it takes to make sure you are completely comfortable with the process and working with us. We are more than happy to provide you with our company’s Certificate of Good Standing with the state and, as noted at the bottom of each property listing, you can call the county assessor’s office and provide them with the property’s Parcel/APN # and they can confirm that we are the actual owners of the property.  We are always more than happy to set up a time to give you a call or set up a video call for more of an “in person” meeting to answer any questions you may have.  Customer satisfaction is a top priority and we’ll do whatever it takes to earn your trust!

Has the property been surveyed?
Yes, all of our properties have been surveyed when the land was originally platted and the corners should still be marked.  Given time and weather, some of the corner markers may be harder to find than others. We can provide you approximate GPS coordinates of the corners to help locate, as well as the official county parcel map of the property so you know the boundaries.  If you decide to build a fence or build near the property line, you may then want to have another survey done just to double check and confirm the exact boundaries.

Can I have more than one name/person listed on the new Deed for the property?
Yes, the Deed can be made in one or multiple names, or in the name of a trust, corporation, or LLC.

What are the costs of owning the land?
Once it is paid for, the only recurring expenses will be the county property taxes and any HOA fees, if applicable.  Most of our properties have low annual taxes (often below $100-$200 a year) and no HOA/POA fees.  The property’s listing will include the approximate annual tax amount and will also note if there are any HOA/POA fees.
